How to buy land or a house in Cameroon safely

Land and house sales are where people lose the most money, especially when the buyer is far away. Go through these checks before paying anything.

1. Know who is selling

Ask for the seller's ID and confirm their name matches the property documents. If someone sells on behalf of a family, ask for written authority from the owners.

2. Ask which document exists

A land title (titre foncier) is the strongest proof of ownership. Ask for its number and have it checked at the land registry office for that area before you pay.

3. Visit, or send someone you trust

Confirm the plot's boundaries and that nobody else occupies or claims it. A surveyor can confirm the plot matches the documents.

4. Sign before a notary

A sale should go through a notary, who prepares the deed and helps transfer the title into your name. Keep copies of everything.

5. Use listings you can check

On Xodus Habitat, look for the Verified badge and read the listing details. Message the seller first, and check the payment mode before any money moves.
